Asset register and Real estate maintenance

The basic feature of any CMMS is the management of real estate's basic information, i.e. technical systems and assets. In order to handle this information efficiently RYHTI comes with an asset register. The information is typically received from technical documentation as well as field studies on site. When finished the asset register acts as foundation for the functions of the CMMS, such as the maintenance plan.

Maintenance plan is usually based on the SLA (Service Level Agreement) between the client and the service provider. It also takes into account the inspections required by the local authorities.

Contracts are linked with with the maintenance plan which gives the user a possibility to know who is working on the site and also at what terms.

HelpDesk and Service Requests

One of the most used features of RYHTI is the HelpDesk, through which it is possible to manage the service requests posted by tenants and other users at real estates. HelpDesk also acts as a communication channel between the property manager and the service provider.

Documents

RYHTI is widely used also in order to file and distribute the various documents produced in real estate maintenance and management. Documents can be saved into RYHTI in any format and they are accessible to any group of users provided with the user rights.

Contract management and budgeting

Contract management is an efficient tool for managing service contracts. Contracts, their content and contact information are managed by this tool. Contract module enables examination and reporting of all contracts in whole from different points of view. Examination can be done for example by service producers or branches (i.e. management, building maintenance). All the real estate’s contract documents and information are safe and easily analyzed with the contract management.
The budgeting of real estate’s different accounts can be managed through RYHTI Budgeting. RYHTI Budgeting becomes especially useful when budget is made by an outside manager who has no access to owner’s financial administration system. Main and subsidiary accounts are defined in database-specific library according to client’s needs.
